How fast is migration?
Live on Valix in four days, not four months. We handle the data export from Yardi, AppFolio, or Buildium, map your chart of accounts, and validate investor waterfalls before go-live. Your team trains in parallel.
Is my data secure?
SOC 2 Type II certified. All data encrypted in transit and at rest. Every AI action logged with full audit trails. Your export files are deleted after 30 days, and you control all access permissions by entity and user role.
What if implementation fails?
We've migrated 200+ portfolios without a single failed cutover. If data doesn't reconcile to the penny, we don't go live. You have a dedicated migration engineer and a 14-day post-launch support window.
Can Valix handle my CAM billing?
Yes. Percentage rent, tax escalation, sub-metering, triple-net reconciliation, and co-tenancy clauses all built in. The system calculates recoveries by lease term and tenant type, then posts to GL atomically.
How do investor waterfalls work?
Define preferred returns, catch-up, and pari-passu splits once. Valix calculates distributions across all SPVs monthly, generates K-1s automatically, and syncs to your investor portal. LPs see real-time performance by fund.
What if my portfolio is mixed residential and commercial?
That's actually our sweet spot. Residential Core and Commercial Pro are both available; most customers with mixed portfolios run Commercial Pro so CAM / percentage rent / sub-metering are native alongside residential rent roll and maintenance.
How does pricing scale?
Per unit, per month. Residential: $2/unit, $250/mo minimum. Commercial: $4/unit, $500/mo minimum. No per-seat fees, no premium modules, no implementation fees. Enterprise is volume-based custom pricing for $500M+ AUM.
