Objective

Auto-generate year-by-year rent escalations for any lease using the correct methodology: NYC RGB rates for stabilized units, or custom fixed/CPI/percentage for free-market and commercial.

Prerequisites

  • An active lease with start/end dates and base rent set
  • Escalation type configured on the lease

Step-by-Step Instructions

    Open the lease detail page and click the Rent Schedule tab.

    If no schedule exists, click Generate Schedule.

    Valix branches logic based on lease type:

    • HPD (Rent Stabilized): Uses the NYC Rent Guidelines Board (RGB) one-year rate for the lease year (e.g. 2.75% for 2026).
    • Free Market / Commercial (Fixed %): Applies the percentage you set on the lease (e.g. 3% per year).
    • CPI: Applies the current Consumer Price Index rate.
    • Custom/Manual: You enter each year's rent amount directly.

    Review the schedule table. Each row shows: Lease Year, Start Date, End Date, Monthly Rent, Annual Rent, Escalation %.

    To override a specific year, click the row and edit the Monthly Rent field directly.

    Click Save Schedule to persist.

Troubleshooting Tips

Pro Tip:Check your rent schedule against lease language quarterly — small drift can accumulate over multi-year leases.
Note:RGB rates are updated annually by the NYC Rent Guidelines Board (typically in June). Admins update the RentGuideline table in Valix when new rates are published.
