Objective

Add a new property to your Valix portfolio so you can begin creating units, assigning managers, and tracking leases, maintenance, and financials against it.

Prerequisites

  • You must be signed in as a Manager, Admin, or Master Admin
  • Your company account must be fully onboarded (management fee configured)
  • Google Maps integration is active (default on all Valix deployments)
  • Have property details on hand: name, street address, property type, square footage, year built, number of units

Step-by-Step Instructions

    Navigate to the Properties page from the left sidebar.

    Click the + Add Property button in the top-right of the Properties list.

    In the Add New Property modal, fill in the following fields:

    • Property Name: A short, identifiable name (e.g. "Enthusiast Auto Works" or "123 Main Street").
    • Address: Begin typing the street address. Select a result from the Smart Search dropdown — city, state, and zip code will auto-populate.
    • Property Type: Office, Retail, Multifamily, Mixed-Use, Industrial, or Commercial.
    • Year Built, Total Sq Ft, Number of Units, Floors (all optional)
    • Corporation: The legal entity that owns the property (optional).
    • Property Manager: Select a manager from the dropdown, or leave blank to assign later.
    • Management Fee (%): Defaults to 15.
    • Gross-Up for Vacancy: Toggle on if you want variable CAM expenses adjusted upward for vacant units.

    Click Add Property to save.

    Valix will automatically attempt to fetch a Street View image of the property and display it on the property card.

Troubleshooting Tips

Pro Tip:The Smart Search field uses Google Places to autocomplete US addresses. If you don't see suggestions, confirm you're typing at least 3 characters. If the dropdown still doesn't appear, your admin may need to enable the Google Maps Places API.
Note:For properties located in New York City (Manhattan, Brooklyn, Queens, Bronx, Staten Island), Valix will automatically enrich the record with BIN, BBL, and zoning data from NYC DOB. This happens in the background after creation — refresh the property page after a few seconds to see the populated fields.
Note:Valix prevents duplicates based on the combination of property name + street address. If you try to add a property that already exists under your account, the save will be blocked.
Note:If you imported properties via the Migration Hub, you may see addresses that were not parsed correctly (e.g. "City: Unknown"). Open the property's Edit modal and re-enter the address using Smart Search to clean up the fields.
