ReadingDashboardKPIs(NOI,CapRate,Occupancy)
Objective
Understand the real-time portfolio metrics on your Manager dashboard and customize which KPIs appear.
Prerequisites
- •At least one property with units, leases, and posted financials
Step-by-Step Instructions
- 1
Navigate to the Dashboard (the default home page at `/`).
- 2
Review the four core KPI cards at the top:
- —NOI (Net Operating Income): Total rental income minus operating expenses for the selected period.
- —Cap Rate: Annual NOI divided by property value, shown as a percentage.
- —Occupancy: Occupied units divided by total units across the portfolio.
- —Monthly Revenue: Sum of monthly rent across all active leases.
- 3
Change the date range via the Period selector in the top-right (MTD, QTD, YTD, Custom).
- 4
Click any KPI card to drill down into the underlying data (leases, expenses, or payments).
Troubleshooting Tips
Pro Tip:The Dashboard filters by the properties your user has access to. Admins see all properties in the company; Managers see only their assigned ones.
Note:If NOI or Cap Rate shows '—', it's because property valuation hasn't been set or no expenses are posted. Enter valuations via the property detail page.
